We begin programming services by meeting with all stakeholders to define all of the project goals, including targets for sustainable and environmental design. Then we collaborate with the client to develop schematic design options for possible solutions within the defined budget and schedule. If there are site-specific challenges such as zoning or environmental issues, we work with the town to develop a solution or apply for a variance. Based on client feedback, the selected architectural design is refined and developed into construction documents for bids. We offer bid review and advising services. Alternatively, we can work with the client's selected contractor from the beginning as a design-build relationship to streamline the process. Throughout construction, Independent Design provides Project Management services, performing site visits and construction control documentation as required by the local building authority. We provide a final construction punchlist and certify percentage complete at each phase prior to construction project completion.
